1. Create a New Listing (Back to top)

- The first step in creating a new listing is actually clicking on the link that says "Create New Listing".

- After you have clicked on that link you will be directed to a page to where you must select the Property Class. The property class is the type of property (For Example: Home, Land, Commercial, Rental, etc.)

- Once the Property Class is selected you will be directed to the actual listing page. At this page you will complete the form with as much information as possible about the property.

- The very first field you must fill out in this form is the "Title" field. This is where the Title or Heading for the property belongs. (For Example: You are listing a 3/2/2 in Spring Hill - an appropriate Title would be: Beautiful 3/2/2 Home in Spring Hill, etc.) Try to keep the Title at a maximum of 6-8 words.

- The rest of the fields in the form are pretty explanatory however if you are un-sure you may leave the field blank for the meantime and feel free to contact the HernandoProperty Staff at any time with any questions.

- After you submit the information for the listing you will be directed to a payment page where you can select your listing type. (Once you Activate your listing you will also have the ability to Modify your listing and Add Photos & Virtual Tour depending on the package you selected).

2. Edit/Activate My Listings (Back to top)

- To Edit or Activate a listing you have created, simply click on the link that reads "Edit/Activate My Listings" which can be found at the top right hand corner of the page under the Quick Links category. There is also a link on the "MY ACCOUNT" home page that will allow you to Edit your listings.

- After you click on the link you will be directed to a page that will list all of your properties. Each property listing will be in its own box that contains the following information: Listing Number, Listing Title, Listing Expiration Date, Whether the Listing is Active or Featured and 3 links at the bottom of the box that read Activate/Renew Listing - Modify Listing - Delete Listing

- To Activate or Renew your listing, click on the corresponding link. After the page loads it will give you a set of choices for a Listing Term/Type. (For Example: Basic 90 Day Listing, Featured 90 Day Listing and also show the current price and anything else that is included for that type listing).

- After you select your Listing Type you will be directed towards a page to make payment (If the listing type is Free, you will be re-directed back to the site and your listing will be automatically Activated). If you choose a listing type that requires payment, simply make payment via PayPal using any major credit card and again you will be re-directed back to the site and the listing will be automatically Activated.

- To view your listing status you can click on the Edit/Activate My Listing link. Now if payment was successfully processed your listing should read as Active.

- At this point you may now click on the link that reads "Modify Listing/Add Photos" to either edit the text in the listing or Add Photos & Virtual Tours.

3. Adding a Photo/Virtual Tour to My Listings (Back to top)

- To Add a Photo or Virtual Tour you must first click on the "Edit/Activate My Listings" link. Then on the following page, find the listing that you would like to add a photo for. Once you locate the listing box, Click on the blue "View Listing/Add Photos" link.

EXAMPLE OF THE "EDIT/ACTIVATE MY LISTINGS" PAGE:

- Once the page loads there will be a link on the left hand side of the page that reads "Edit Images". This link is found under the "Images" category.

- Click on the Edit Images link and you will be taken to a page where you can Browse and Upload photos for the property. After you have selected your photos, you can also add a Caption and Description of the photo.

- There will also be an option that reads "Field Order on Listing Page". This is where you can set what order you would like the photos to be arranged on the actual listing page itself.

- If you have purchased a Featured Type Listing, you will also have the ability to add a Featured Tour and a link for this will be found next to the edit images link. The Featured Tour link will read "Edit Virtual Tours". You can then follow the same procedures as adding an Image.

- I purchased a 90 Day Listing, but I've only used one month. Can I get a refund on the other two? No. HernandoProperty.com does not pro-rate payments or offer refunds for unused months. If you cancel your listing after the first month, it will become un-active and viewers will no longer be able to view your listing. If your account is terminated for any reason, you will not receive a refund for the unused months.  

- What if my account was cancelled? If your account is terminated for any reason, we will not refund your listing fees.
